1.      The Roof

If the roof looks like it’s caving in or has holes on it, then you might end up forking out some cash for repairs. If it looks new, then you have nothing to worry about. It might even lower your homeowner’s insurance rate. If the home is located in a windy or hail-prone area, make sure the roof is sturdy enough to withstand strong winds.

2.      Don’t Let a Fresh Coat of Paint Fool You

When viewing the prospective abode, ignore the fresh coat of paint and focus on the structural stuff. Look out for aging appliances and loose wires. You shouldn’t worry too much about chipped paint because you can always repaint the house after you’ve moved in. What should worry you is a fresh coat of paint. It could mean that the owner has recently fixed something. Or they’re trying to cover something up. Make sure to ask why the work was done on a particular area. It could easily be an attempt to cover up carpenter ant or termite damage.

3.      Check the Temperatures

One of the hardest things to fix in a new home is the heating and cooling systems. If they don’t work, then you might want to pass up the amazing offer on the table. Check the furnace and make sure t works as it should before signing on the dotted line.

4.      Decide on The Deal Breakers

You need to make up your mind beforehand on what you’re not willing to compromise on. Make a list of the things your lifestyle won’t allow you to do without. It could be a backyard for barbecuing, an extra bedroom for kids you’re planning for, or extra storage space for your collection of books. Make sure not to get carried away by superficial things and compromise on your deal breakers.

5.      Check the Plumbing and Look Out for Leaks

Don’t just poke around the kitchen and assume everything is hunky-dory. Check under the sink to examine the piping. Are there signs of leaks, water damage, or mold? Mold is a bad sign as it can cause health problem if left unattended. Check the basement for signs of water. If it has rained recently and the basement looks completely dry, it’s great news. If there are signs of dampness, you might need to figure out where the water is coming from and whether it will be worthwhile making the necessary repairs.

6.      Have the Home Inspected
